What we check

A full inspection to NZS 4306, the New Zealand standard for residential property inspection, carried out the way the stakes deserve. This is what we go through.

Roof and gutters

Coverings, flashings, valleys, gutters and downpipes, inspected close up and from the air by drone where access is limited. Plus the roof space, framing and any sign of a leak.

Exterior cladding

Weatherboards, brick, plaster and monolithic cladding, with junctions and seals checked for damage and weathertightness, the front line of any leak.

Moisture

Readings taken across the areas most at risk, including wet rooms, window reveals and cladding junctions, to find water before it finds you. Included.

Structure and foundations

Visible framing, bracing and foundations, and any movement, cracking or settlement in the building that points to a structural problem.

Subfloor

Piles, bearers, joists, ventilation and the clearance under the floor, a common home for rot, borer and damp that never shows from above.

Interior

Walls, ceilings, floors, windows and doors, checked for damage, damp and the telltale signs of a problem behind the lining. Insulation and ventilation too.

Electrical

A visual check of the switchboard, visible wiring and the safety basics such as RCD protection, with anything of concern flagged for a registered electrician.

Plumbing

Visible pipework, water pressure, hot water and the obvious signs of leaks or aging systems, with the limits of a visual check noted clearly.

Drainage and site

How water moves around the property, plus surface water, the lie of the land, retaining, paths, decks, steps and fences, checked for safety and condition.

  • We do not open walls or lift floors, so anything fully concealed sits outside scope
  • Full electrical, plumbing and gas testing needs the relevant registered tradesperson
  • Asbestos testing is a specialist lab test we do not carry out, though we will flag anything that warrants it
  • This is a condition report, not a council file or LIM check
