Why it matters

Water you cannot see is the kind that does the damage.

The leaks that matter rarely announce themselves. By the time a stain shows on the ceiling or a skirting feels soft, water has often been getting in for months, quietly feeding rot, mould and, in the wrong house, a weathertightness problem.

Moisture testing finds it while it is still a reading on a meter, not a repair bill. Caught early it is a fix. Caught late it can be the framing.

Wet areas

Bathrooms, kitchens and laundries, and the walls and floors around showers, baths and sinks, where a leak starts small and spreads unseen.

Windows and joinery

Reveals, sills and the junctions around windows and doors, a classic way for water to get in and show up inside as a stain long after.

Cladding and weathertightness

The junctions, penetrations and details on the cladding, with extra attention on the plaster and monolithic homes the leaky building era left behind.

  • Non invasive meters read moisture at and just below the surface, not deep inside a sealed cavity, and we flag where that needs opening up

  • Readings are a snapshot of the day, and moisture moves with the weather
  • This is a focused moisture test, not a full building inspection
  • For a heat map across a whole elevation, thermal imaging is the deeper tool, and a separate service

A warm, humid, high rainfall climate, a lot of plaster and monolithic homes from the leaky building era, and clay ground that holds water. Auckland has the full set of conditions that let moisture take hold, and most of it works away unseen until it is expensive. The plaster and monolithic clad homes of the late 1990s and 2000s are the ones we test hardest, because their cladding junctions are exactly where that era is known to let water in.

A focused check for hidden moisture in a property, using meters to find water in walls, floors, ceilings and the areas around windows and wet rooms, before it shows up as a stain or soft timber. You get a report that maps every reading and says what it means.

If you are getting a full building inspection, moisture testing is already included in it, so you may not need this as well. A standalone moisture test is for when you have a specific concern, a stain, a smell, a patch you can feel, or a known weathertightness risk, and you want the moisture check on its own.

We start with non invasive meters that read moisture through the surface, so nothing is damaged. Where a reading warrants it, we use a probe for a more precise figure. Every reading is placed on a map of the property and photographed.

Non invasive meters read moisture at and just below the surface, so they show where water is present without opening anything up. Where a reading suggests water deeper in the cavity, we flag exactly where it needs investigating further. We do not cut into walls or remove linings.

Moisture meters measure moisture content directly, at a point on a surface. Thermal imaging reads temperature across a whole area, which can reveal hidden damp, gaps and missing insulation that a single reading would miss. They work well together, and thermal imaging is a separate, deeper service.

Homes clad in plaster or monolithic systems through the late 1990s and 2000s are the ones most associated with weathertightness problems in New Zealand. It does not mean yours has one, but the cladding junctions are exactly where targeted moisture testing earns its keep.
