Building Inspections Auckland

What you can't see shouldn't cost you.

When the stakes are this high, the expensive problems are the ones you can't see. Datum finds them first, with the moisture, thermal and drone checks a standard report skips, and gives you a same day report you can act on. Pre-purchase, pre-sale, new-build and Healthy Homes, across Auckland.

Whatever stage you're at

One reference point, for every stage of an Auckland home.

Buying, selling, taking the keys to a new-build, or meeting your obligations as a landlord. The question underneath is always the same. What is this property's actual condition?

Datum answers it the same rigorous way every time. To the New Zealand standard and past it, with the moisture and roof checks most reports skip, and a position taken on every finding. Evidence, not hope.

A fixed point you can measure the property against, before you commit, list, or sign off.

On the ground in Auckland

Built for Auckland's housing and its weather.

Auckland housing Photo placeholder

Auckland doesn't have one kind of house. It has a century of them stacked side by side. Early-1900s villas and kauri bungalows on timber piles. Solid 1960s brick and tile. The monolithic and plaster clad homes of the late 1990s and 2000s. And street after street of new-builds. Each era was built differently, and each one fails differently. We inspect for what's actually likely given when and how a house was built, not a generic checklist.

Auckland also carries one of the country's heaviest concentrations of homes from the era most associated with weathertightness problems. That's why every full inspection includes moisture testing and a drone roof check. If water is getting in, we want to find it before you own it.

Then there's the setting. Heavy clay ground that moves, a warm and humid climate, and serious rainfall, all of it loading up drainage, subfloors and cladding junctions. Closer to the coast, salt air goes to work on roofs, flashings and fixings. We check the things Auckland, specifically, tends to punish.

Common questions

Auckland building inspections, answered.

Pre-purchase, pre-sale, new-build handover and Healthy Homes inspections, plus standalone moisture testing, thermal imaging and drone roof surveys. Every inspection is carried out to NZS 4306 and beyond, fully photographed, and delivered as a plain English report.

It depends on the service. Healthy Homes assessments and drone surveys start from $199, a pre-purchase or pre-sale inspection from $399, and a new-build handover from $449. Every price, with any optional extras, is shown before you book and varies with the size, age and location of the property. See the pricing page for the full list.

We cover all of Auckland. That's Central Auckland, the North Shore, West Auckland, East Auckland and South Auckland, plus Waiheke and the wider region from the northern to southern fringes.

Every inspection meets NZS 4306, the New Zealand standard for residential property inspection, then goes beyond it, with moisture testing, drone exterior checks, and a far more detailed report than a standard inspection produces.

Yes. We assess all five Healthy Homes Standards (heating, insulation, ventilation, moisture ingress and drainage, and draught stopping) and document the result for your records.

No. Building inspection is not a licensed profession in New Zealand, so who carries out the inspection, and how rigorous it is, makes the difference. Every Datum inspection works to NZS 4306, is based on evidence, and is fully photographed, so you can see exactly what we saw.

Know the property, whatever the stage.
