The monolithic and plaster clad homes of the late 1990s and 2000s. And street after street of new-builds. Each era was built differently, and each one fails differently. We inspect for what's actually likely given when and how a house was built, not a generic checklist.
Auckland also carries one of the country's heaviest concentrations of homes from the era most associated with weathertightness problems. That's why every full inspection includes moisture testing and a drone roof check. If water is getting in, we want to find it before you own it.
Then there's the setting. Heavy clay ground that moves, a warm and humid climate, and serious rainfall, all of it loading up drainage, subfloors and cladding junctions.
