Why it matters

Find it before the buyer's inspector does.

When you sell, there is almost always an inspection. If the buyer's inspector is the first to find the rot in the subfloor or the moisture in the wall, it surfaces at the worst possible moment, mid negotiation, with your price on the table.

Found first, on your own report, the same issue is something you control. You can fix it, disclose it, or price it in, and go to market on the front foot instead of the back.

Roof and gutters

Coverings, flashings, valleys, gutters and downpipes, inspected close up and from the air by drone where access is limited. Plus the roof space, framing and any sign of a leak.

Exterior cladding

Weatherboards, brick, plaster and monolithic cladding, with junctions and seals checked for damage and weathertightness, the front line of any leak.

Moisture

Readings taken across the areas most at risk, including wet rooms, window reveals and cladding junctions, to find water before it finds you. Included.

Structure and foundations

Visible framing, bracing and foundations, and any movement, cracking or settlement in the building that points to a structural problem.

Subfloor

Piles, bearers, joists, ventilation and the clearance under the floor, a common home for rot, borer and damp that never shows from above.

Interior

Walls, ceilings, floors, windows and doors, checked for damage, damp and the telltale signs of a problem behind the lining. Insulation and ventilation too.

Electrical

A visual check of the switchboard, visible wiring and the safety basics such as RCD protection, with anything of concern flagged for a registered electrician.

Plumbing

Visible pipework, water pressure, hot water and the obvious signs of leaks or aging systems, with the limits of a visual check noted clearly.

Drainage and site

How water moves around the property, plus surface water, the lie of the land, retaining, paths, decks, steps and fences, checked for safety and condition.

Where we draw the line

  • We do not open walls or lift floors, so anything fully concealed sits outside scope
  • Full electrical, plumbing and gas testing needs the relevant registered tradesperson
  • Asbestos testing is a specialist lab test we do not carry out, though we will flag anything that warrants it
  • This is a condition report, not a council file or LIM check
  • A buyer may still choose to commission their own inspection. A pre-sale report removes the surprises, it does not remove their right to look

Because the buyer will get one, and you want to know what it will say first. A pre-sale inspection puts the report in your hands before you list, so you can fix what matters, disclose what you choose, and avoid a renegotiation or a collapsed deal when the buyer's inspector finds something you did not know about.

It is an independent inspection to NZS 4306, fully photographed, so a buyer can see exactly what we saw rather than take your word for it. Some buyers will still want their own inspection, and that is fine. A pre-sale report still works in your favour, because there are no surprises and you have already dealt with what matters.

No. The report is yours, and what you do with it is your call. Every finding is graded, so you can decide what to repair before listing, what to disclose, and what to simply price in. Knowing is the point, not fixing everything.

Not necessarily. A buyer is still entitled to commission their own inspection, and some will. What a pre-sale report does is remove the surprises, set the tone, and give you the facts to hold your price rather than have it chipped away late in the deal.
