Qualifications

About Datum and our inspectors

No. Building inspection is not a regulated trade in New Zealand, and no licence is required to offer one. That is exactly why the credential behind the inspection matters. Every Datum inspection is carried out by a Licensed Building Practitioner, or by an inspector registered with the New Zealand Institute of Building Inspectors.
Every inspection is carried out by a Licensed Building Practitioner, the LBP scheme, or an inspector registered with the New Zealand Institute of Building Inspectors, the NZIBI. Every report is then prepared to NZS 4306, the New Zealand standard for residential property inspection, and beyond it.
NZS 4306 is the New Zealand standard for residential property inspection. It sets out what a competent inspection should cover and how it should be reported. Every Datum report is prepared to it, and past it.
No. We inspect, we do not repair. That keeps us independent, with no reason to find work that is not there and no quote waiting at the end of the report.
The inspection

What we check

The visible and accessible parts of the property, inside and out, to NZS 4306. That includes the roof, exterior, interior, the subfloor and roof space where they can be accessed, services as visible, and the site and drainage as visible. We also test for moisture and check the roof with a drone.
Yes. Moisture testing and a drone roof check are included in every full inspection, at no extra charge. They are the checks that most often catch the expensive problems, especially on older or plaster clad homes.
A building inspection is a visual, non invasive assessment. We do not open up walls or linings, carry out full electrical, plumbing or gas testing, or test for asbestos or methamphetamine unless that is arranged as a separate service. It is also not a LIM or a council records check.
You are welcome to attend, and many people do, because it is a good chance to walk the property with the inspector. You do not have to be there for the inspection to go ahead.
The report

What you get

Book before 10am and your full report is in your inbox by 6pm the same day, in time for finance conditions and auction deadlines.
Findings graded by severity, located, photographed, and written in plain English, so you can act on it and pass it to your solicitor.
Many buyers do. A clear, graded report gives you the facts to make your case. We are not lawyers and do not give legal or financial advice, so for the terms of your agreement, talk to your solicitor.
Yes. It is written to be clear to you and useful to your solicitor, so you can hand it straight on.
