Why it matters

It is the law now, not a deadline.

Since 1 July 2025, every private rental in the country has had to meet all five Healthy Homes Standards. There is no countdown left to beat. If your property does not comply, it does not comply today.

Get it wrong and a tenant can take you to the Tenancy Tribunal, which can order the work done and award them up to $7,200 per breach. For many Auckland landlords the bigger hit is not being able to lease until the work is finished. An assessment tells you where you stand before any of that lands on you.

The standards are technical, and the failures are easy to miss. That is exactly what an assessment is for.
What we assess

The five Healthy Homes Standards.

These are the minimum standards every rental has to meet, set under the Residential Tenancies Act. We check your property against each one and tell you, plainly, whether it passes.

Heating

The main living room needs a fixed heater that can warm it to at least 18 degrees. We run the heating capacity calculation, because a heat pump that looks the part often falls short of the size the formula actually requires.

Insulation

Ceiling and underfloor insulation has to meet the standard, and insulation put in years ago has often compacted below it. We check what is there against what is required.

Ventilation

Openable windows in the living areas and bedrooms, and extractor fans in the kitchen and bathroom that vent outside, not up into the roof space.

Moisture and drainage

Working guttering, downpipes and drainage that carry water away from the building, plus a ground moisture barrier where the subfloor is enclosed.

Draught stopping

No unreasonable gaps or holes that cause noticeable draughts, and unused open fireplaces and chimneys blocked off.

In New Zealand, anyone can sign off a Healthy Homes assessment.

There is no licence required to assess a rental against the standards, and a tick box job that misses a failing heater or thin insulation leaves you holding the risk, because your name is on the compliance statement, not the assessor's.

Auckland's rental stock skews old, and older homes are exactly where the standards bite. Villas and post war houses with little or no underfloor insulation, large living rooms a modest heat pump cannot legally warm, and bathrooms venting into the roof space rather than outside. The most common fail is heating: a heat pump can look more than capable and still fall short of the size the formula requires, because the person who sold it never ran that calculation. We do.
